Prospective renters are shown each property by licensed real estate agents.
Each prospect is telephone screened prior to initial showings.
Potential renters are required to complete and submit a multiple page rental application accompanied by the required application fee(s) and full security deposit for the property of which the applicant is applying.
Applicants job, salary, other income, previous and present landlord references are all verified. A
credit report is obtained on the applicant. Income vs./ debt ratios are then calculated to determine applicant’s spendable income based on HUD qualifying formulas. An inspection of the applicant’s current residence who currently reside in the metropolitan Kansas City area only is performed to determine house keeping habits and property care.
Applicants processed application is then submitted to the property owner with a recommendation to accept or reject based on the findings of the investigation.
Lease Contracts, Guaranty, Pet Agreements, No Pet Acknowledgements, Lead Paint Disclosures, Agency Disclosures and other appropriate documentation are then prepared and signatures obtained usually within 5 days on each approved applicant.
